Stage 2 of 8: the paperwork that comes first
On 28 September 2026 the concept design is done, reservations are open, and the title and legal-use evidence is being assembled; independent Greek counsel’s written opinion is estimated in the fourth quarter of 2026. The change-of-use permitting act comes next, estimated in the first quarter of 2027. The developer’s target for handing over all seven residences is the fourth quarter of 2027, by 31 December 2027.
Every future date on this page is an estimate or a target. Timelines depend on permits and on the authorities that issue them, and no delivery date is guaranteed.

Concept design
January 2026. The architects’ concept design turns the building into seven residences on four floors, with a storage room for each and the roof garden above the penthouse.

Title and legal-use evidence
Counsel’s opinion: estimated Q4 2026. The title and legal-use evidence is being assembled. Now: the evidence that the building’s legal use on 5 April 2024 was non-residential, as the route requires, and independent Greek counsel’s written opinion on it.

Change-of-use permitting act
Estimated Q1 2027. The permitting act that changes the use to residential, issued on or after 5 April 2024, with the building permits the works need. It is issued by the authorities, on their timetable.

Reservations and purchase contracts
Open now · deeds estimated from 2027. You can reserve a residence today, in writing, with a pre-payment of 10% of the price, which is part of the price and is refunded in full if the change-of-use permitting act is not issued. New horizontal-property deed
Estimated first half of 2027. Divides the basement store into the seven storage rooms, one for each residence, and fixes the roof garden’s allocation to the penthouse C1.

Renovation works
Estimated 2027. The conversion of the whole building: structure, services, finishes, the balconies and the roof garden, under the permits and with an engineer’s supervision.

Completion and handover
Target Q4 2027, by 31 December 2027. The change of use is completed and certified in an engineer’s report, and every residence is handed over to its buyer, all seven together.

Your Golden Visa application
After completion: estimated from early 2028. Once the change of use is complete and you have paid the full price, your lawyer can file your application. The Ministry decides.
Status on 28 September 2026. Stages 3, 5 and 6 depend on decisions by the authorities and on the building survey; we update the estimates here whenever they move.

What it means for your Golden Visa application
You apply after the building is finished, not before. The timeline of your purchase follows the timeline of the conversion.
The conditions of the €250,000 route. The change of use must be completed under a permitting act issued on or after 5 April 2024, and completed before you apply. The full price must be paid before the application, by bank transfer, crossed cheque or card, into the seller’s account at an institution operating in Greece, by you or your spouse or a relative up to the second degree. The Ministry of Migration and Asylum decides each application. The permit is a Greek residence permit for five years, renewable while you own the property; it gives no right to work.

Enquire and ask for the legal pack
Now. We send the plans, the terms and the status of every document.
Appoint an independent Greek lawyer
Now to 2027. Your lawyer gets your Greek tax number, helps you open a bank account and checks the title and the permits.
Reserve in writing, with a 10% pre-payment
Open now. The pre-payment is part of the price, paid by bank transfer from your own account to TPL S.A.’s account at a bank in Greece named in the signed reservation agreement. Have your lawyer read the agreement first, including what happens if the permitting act or the works are delayed.
Sign the deed and pay the full price
Estimated 2027, after the permitting act and the new horizontal-property deed. Payment by bank transfer, crossed cheque or card into the seller’s account in Greece, recorded in the deed.
Completion and handover
Target Q4 2027, by 31 December 2027. The engineer’s report certifies the completed change of use; you receive your keys.
File your application, then biometrics
Estimated from early 2028. Your lawyer files online; you give fingerprints in Greece. The official processing time is 50 days once the file is complete and the law sets two months, but allow several months.

Questions about the timeline
When will my residence be ready?
The developer’s target is the end of 2027: the fourth quarter of 2027, by 31 December 2027, for every residence. It is an estimate that depends on permits and the authorities, and no delivery date is guaranteed. The dates that apply to your purchase are the ones written in your contract; have your own lawyer check them.
What if the works take longer?
Then the dates move. Permits, the authorities, the survey and the works themselves can all take longer than planned, in particular because demand for construction workers in Greece is extremely high. We will update this page, with the date of each change, as soon as an estimate moves. The pre-payment is refunded in full if the change-of-use permitting act is not issued; what happens on any other delay is set out in the written reservation agreement, so read it with your lawyer before you reserve.
Are all seven residences delivered at the same time?
Yes. The seven residences are one conversion of one building, completed together, so the target is the same for all seven, including the penthouse C1 and its roof garden.
Can I apply for the Golden Visa before the building is finished?
No. The €250,000 route requires the change of use to be completed, under a permitting act issued on or after 5 April 2024, before you apply, and the full price to be paid first. The Ministry decides each application.
