Student housing demand in Patras

Patras has Greece's third-largest university and only about 840 public dorm places. This page sets out the 2026 evidence on student rents, how an MVR 19 studio could be let, what it could earn before tax, and what could weaken demand.

The short answer

A large university, a small dorm system

Demand for student studios in Patras is real but uneven. The University of Patras has 28,418 active undergraduates and admitted 4,881 new students in 2026, against about 840 public dorm places. Median asking rents for typical student flats reached €11.3/m² a month in September 2026. New supply is arriving too, and at €250,000 a studio earns only about 1–3% gross.

The University of Patras is the third-largest in Greece, with 7 schools and 31 departments. Its main campus is at Rio, about 7 km north-east of the centre. The Koukouli campus in the city holds former TEI departments of the University of Patras and the School of Engineering of the University of the Peloponnese.

Nationally, public dorms house only about one in ten students who study away from home, so most rent privately. Rents have followed: Geoaxis's series for Patras student flats rose from €4.6/m² in 2017 to €10.5/m² in 2025 and €11.3/m² in 2026.

Two products share the market. Conventional studios let with the tenant paying the bills. Purpose-built residences charge one all-inclusive rent for a new furnished room with services. Compare like with like.

How to read the table

The Spitogatos figure for Achaia is what students searched for, not what they paid. The Erasmus Play average comes from an international platform that lists mostly all-inclusive stock for exchange students, and only 42% of its Patras listings were let when we checked, so it is not a city average. The purpose-built, full-service and Erasmus Play rows include bills, Wi-Fi and building fees; the first three rows do not. The university tells students to budget about €100 a month for bills on top of a conventional rent.

Where MVR 19 would sit

MVR 19 offers new, self-contained studios and a roof garden, but no gym, cinema or on-site team. We expect it to sit between the conventional and full-service tiers. No rent has been set. We will test rent levels with local brokers before the first letting season and announce them on the page for student tenants.

Where the building sits for students

MVR 19 is in south Patras, not beside the main campus. Students walk to the Koukouli campus and reach Rio by suburban rail and shuttle bus, or by car.

A shuttle bus links Kastelokampos station on Line 2 with the Rio campus and the University General Hospital. Line 1 (Agios Andreas to Kaminia) stops at Antheias, about 1.4 km away, but does not go to Rio. Distances are measured from Mavromataion Street with OpenStreetMap routing; we will measure door-to-door times before letting.

The product tenants rent

Nineteen self-contained studios of 16.29 to 27.64 m², each with its own kitchenette and shower room, and a shared roof garden. That is the size range of purpose-built student rooms across Europe. Students choose by size, so the tenant page groups the studios into four types.

Operating model

How your residence could earn

Greek law bans short-term letting of Golden Visa homes through digital platforms, with a €50,000 fine and loss of the permit. So the plan is simple: long lets to students, on the university calendar.

  1. Leases of at least six months, registered with AADE

    Each lease is declared electronically to AADE, the Greek tax authority. Registration keeps the let formal and lets eligible families claim the state student housing allowance described below.

  2. A deposit of no more than two months' rent

    Held against damage and returned at the end of the lease. A Greek lawyer will approve the lease template, including its term: the three-year minimum for main-residence leases may not apply to a student lease signed by a parent.

  3. A letting calendar that follows the university

    Marketing runs from June to September and peaks after university entry results in July. Leases run from September to June or July. July and August are the structural gap, because stays under 60 days are not an option.

  4. Optional management by one operator

    We intend to offer owners one operator for the whole building: letting, maintenance, tenant contact and owner reporting to one standard. The operator is still to be appointed, and its fee and terms will be published before any owner signs up. There is no rent guarantee.

The bills estimate follows the University of Patras's advice that students budget about €100 a month for electricity, water, heating and maintenance. The fee rates, common charges, insurance and ENFIA for a new 16–28 m² studio are our assumptions.

Gross yield on €250,000 is about 1–3%. The top of that range needs rents at the level of full-service residences and twelve paid months. The value case for MVR 19 is the €250,000 Golden Visa route, subject to completion of the change of use and to the Ministry's decision, plus a small, long-let home that is simple to hold. Rent helps cover holding costs; it is not the reason to buy.

For Greek families

The €2,000 student housing allowance

Families of students at universities outside Attica and Thessaloniki may claim a state student housing allowance of €2,000 a year, or €2,500 when the student shares with another student.

The lease must run at least six months of the academic year and be registered with AADE. Family income limits apply, and the family should not own a home in the city of study. The lease can be in a parent's tax number. For an eligible family, a registered studio costs less than its headline rent, which favours formal, registered landlords over informal lets. The state decides each claim.
