Patras is the capital of Western Greece and the country's third-largest city, with 215,922 residents in the municipality. It has one of Greece's largest universities, a ferry port with daily sailings to Italy, and a motorway to Athens that takes about 2 h 40. For a property owner, it is a city of long-term tenants rather than tourists.

A regional capital built on a university, a port and a motorway

Patras is the administrative centre of Western Greece and the main link between the Peloponnese, the Ionian islands and Italy.

The University is often called the city's heavy industry. In 2022 its rector estimated about €400 million a year of local spending tied to the University, €300 million of it from students; treat that figure as indicative. The other pillars are the port, two large public hospitals, the regional administration and the business parks of Achaia.

The labour market has recovered but is not strong. Unemployment in Western Greece was 10.2% in Q4 2025, against 23.2% at the end of 2019. Retail turnover in the region fell 0.9% in 2025, while Greece as a whole grew 2.0%.

There is no through train from Patras to Athens today: intercity trains stop at Aigio. A new double-track line is being built from Rododafni. Its Psathopyrgos terminus has a target of Q2 2027 and the extension to Rio a target of Q4 2028; an express service from Psathopyrgos to Athens is expected to take under 2 hours. These are targets, and they have slipped before: the ministry had aimed for the end of 2026.

The university city

One of Greece's largest universities, with few public beds

The University of Patras is the third-largest university in Greece, with 7 schools and 31 departments in Patras, Messolonghi and Agrinio.

Its main campus is at Rio, about 7 km north-east of the centre, on a 4.5 km² site next to the University General Hospital. In the city, the Koukouli campus houses former TEI of Western Greece departments, merged into the University in 2019, and the University of the Peloponnese School of Engineering. Koukouli is about 2.2 km on foot from MVR 19; Rio is 9.4 km by road.

Public housing is scarce: about 840 dormitory places serve the whole University, so most students who move to Patras rent privately. International intake is small but growing. Incoming Erasmus+ students rose from 154 in 2021-22 to 226 in 2024-25.

Student numbers are not the same as tenants. In 2026, 372 of the 4,881 admitted students (7.6%) did not register, and the share of students from outside Patras is not published. We set out both sides on the student demand page.

Property market

Prices, rents and yields in Patras

Prices and rents have risen fast from a low base. The figures below are dated market observations, not forecasts.

Asking prices in Patras averaged about €1,467 per m² in Q1 2026, up 8.3% in a year. Rents have moved faster: the Geoaxis median for typical student flats is up 148% since 2017. Measured against local market prices, gross yields in the city are about 5.9–6.7%.

Why the yield at €250,000 is much lower

MVR 19 is not priced at the local market. Each residence is offered at €250,000 because that is the threshold of the Golden Visa route for property converted to residential use; the price reflects the residence permit the home is designed to support, not the rent it can earn.

At a conventional rent of €250–300 a month with bills extra, a €250,000 residence earns about 1.2–1.4% gross, before vacancy, running costs and tax. A managed, bills-included let earns more rent but pays the bills; estimates in our research put the gross yield at about 1–3%. Rental income is taxed at 15% up to €12,000 a year, 25% to €24,000, 35% to €36,000 and 45% above (2026 scale).

A later buyer who does not need a residence permit pays local market value, and the €250,000 route can be used only once per property. The value case is the permit, plus a low-maintenance home let on long leases. Read the €250,000 route explained and the costs and taxes guide.

Living in Patras

A working city by the sea, with mountains, islands and wine country within reach.

  • Carnival. The Patras Carnival, first held in 1829, is the largest in Greece. It runs from mid-January to Clean Monday; the 2026 Grand Parade had more than 50,000 participants in 190 groups.
  • Beaches. Pebble beaches line the Rio seafront, next to the main university campus.
  • Wine. Achaia is known for Mavrodaphne of Patras, a sweet red wine.
  • Skiing. The Kalavrita ski centre on Mount Helmos is 85–105 km away, about 1¾–2 hours by car.
  • Islands. A daily ferry sails to Sami on Kefalonia and on to Ithaca. Zakynthos ferries leave from Kyllini, 73 km away, and Lefkada is about 2 hours by road over the Rio–Antirrio bridge.

Healthcare

Two major public hospitals

University General Hospital of Patras

"Panagia i Voitheia", at Rio: about 700 beds on 75,000 m², one of the largest hospitals in Greece. It is 10.7 km from MVR 19, about 14 minutes by car.

St Andrew General Hospital

"Agios Andreas": 465 beds and about 1,000 permanent staff, the second-largest hospital in the area. It is 1.5 km from MVR 19. Its staff are a second pool of potential long-term tenants alongside students.

Student demand is softening

Brokers reported a rent ceiling in summer 2026, with cuts of 5–10% in some areas, as new flats and purpose-built student residences came to market. About 6,000 vacant studios and two-bedroom flats were listed in November 2025.

Fewer Golden Visa applicants

New initial Golden Visa applications fell about 44–46% year on year in the first half of 2026 (2,137 or 2,551, depending on the source). 627 cases were pending in the regional administration in August 2026.

Local sentiment

Parts of the Patras press have been critical of Golden Visa buying, framing it as pricing locals out. MVR 19 adds homes by converting a non-residential building and is planned for long-term lets.

Taxes can change

A 15% transfer tax for non-EU buyers was announced in September 2026, from 1 July 2027. It is not yet law, and its treatment of converted property is unknown. Today the transfer tax is 3.09%.

Low yield, market-value resale

At €250,000 the gross yield is about 1–3%. A later buyer who does not need a permit pays local market value, well below €250,000. Rent and resale are not guaranteed.

Distance to the main campus

MVR 19 is 9.4 km from the Rio campus: about 13 minutes by car, 45–60 minutes by public transport. The nearest campus, Koukouli, is about 2.2 km on foot.
