About the developer: TPL S.A.

MVR 19 is owned and developed by TPL S.A., a company based in Patras since 2017. It is our first residential development. Here is who we are, who works with us, and the documents you will receive.

The company

A Patras company, and its first residential project

TPL S.A. is a cross-border e-commerce operator. From its head office on Ethnomartyron Street and its own warehouse on Filiras Street, both in Patras, it ships around 40,000 orders a year for more than 80 brands to customers in over 125 countries.

TPL is a Greek société anonyme with public filings on the General Commercial Registry (GEMI), part of the A7 Holding LLC group.

MVR 19 is TPL's first residential development. We have no portfolio of past projects, and our e-commerce record is not a real-estate one. What we offer is a registered company you can check, a head office in the same city as the building, a founder who answers buyers directly, and documents your lawyer can verify. You buy from the owner, with no offshore intermediary.

A Golden Visa purchase stands or falls on paperwork. You and your lawyer receive these documents, or can request them, as each becomes available.

  1. Design concept Done

    ARCHRAY Architects have completed the concept design. Renders on this site are illustrative; final drawings follow the permit.

  2. Change-of-use permit In preparation

    The file to convert the building from non-residential to residential use is being prepared. The act must be issued after 5 April 2024; we will publish its number and date.

  3. Works To follow

    Works start once the permit is issued, with dated site photographs added here.

  4. Completion Date to be announced

    An engineer then certifies the change of use. Only after that can a buyer file a Golden Visa application.

Our commitments

What we promise, and what we will not

No rebates

No cash-back, credits or seller-paid taxes, fees or furniture. Greek guidance treats money returned to a buyer as grounds for revoking a permit.

One price in the deed

€250,000 is the full price in the notarial deed, paid through a Greek bank. No side agreements.

No short lets

Short-term platform letting is banned for Golden Visa homes. MVR 19 is planned for long-term leases to students and young professionals.

No guarantees we cannot back

We do not guarantee a permit, a rent, a yield or a resale price. The Ministry of Migration and Asylum decides every application.

Payment safety

We never change bank details by email

Payment fraud usually starts with an email announcing new bank details. Ours never change that way.

  • Pay only into TPL S.A.'s Greek bank account named in the contract, by bank transfer, crossed cheque or card payment.
  • We never ask for cash, cryptocurrency, or payment to a personal, foreign or third-party account.
  • Before any transfer, verify the account by phone on +30 2610 20 20 22, the number on this page, never one given in an email.
  • If anything looks different, stop and ask your lawyer.
