Primary sources first. Legal points are taken from the Greek texts themselves: Article 100 of Law 5038/2023 as replaced by Law 5100/2024, Joint Ministerial Decision 214926/2025, the Ministry of Migration and Asylum's Circular 1/2026, and the official procedure pages on mitos.gov.gr. Law-firm and press summaries are used for announcements that are not yet law, and are labelled as such.
Every guide is dated. Each one shows the date its sources were last checked and lists them in a sources box, so you can read the originals. Market figures such as rents are observations from a named source and date, not forecasts.
Proposals are marked as proposals. Where the government has announced a change that has not passed into law, such as the 15% transfer tax for non-EU buyers announced in September 2026, we say so and do not treat it as settled.
Who writes them. The guides are written by TPL S.A., the owner and developer of MVR 19, which has a commercial interest in the €250,000 route. They have not yet been reviewed by an independent Greek lawyer. When a guide has been reviewed, the reviewer's name and the review date will appear on it.
Corrections. If you find an error or a newer source, email us with the page and the source. We check it, correct confirmed errors, update the date and note the change on the guide.
