Areas are main-use m² from the architect's schedule and exclude balconies, terraces and storage rooms. The price is the full price recorded in the notarial deed; buyer taxes and fees are extra. Status is updated on this page when a residence is reserved or sold. Two residences cannot be combined into one Golden Visa investment, and none needs to be: each is priced at €250,000 on its own.
Floor plans, floor by floor
Four residential floors: five studios each on the ground, 1st and 2nd floors, and four on the 3rd. The 1st and 2nd floors share the same layout, so B1 to B5 sit directly above A1 to A5.
The furnished plans show one possible layout and are not to scale. Where a label on a drawing differs from the area schedule in the table above, the schedule governs. The architectural plan and area key for every floor are in the gallery.
Four sizes, one price
Every residence is offered at €250,000 whatever its size. What changes is space: the two largest studios have about 70% more floor area than the smallest. Every one has its own kitchenette and private shower room.
Compact studio
An efficient plan for one occupant: sleeping area, desk, kitchenette and shower room. Four residences: GF4, GF5, A1 and B1.
Studio
The most common size in the building. Eight residences: GF2, GF3, A2, A5, B2, B5, C2 and C3.
Price per m², stated plainly. Because the price is the same for every residence, it works out at about €9,045 per m² for A3 and B3 and about €15,347 per m² for GF5. The average asking price in Patras was about €1,467 per m² in the first quarter of 2026 (radar.gr, June 2026). The difference reflects the Golden Visa route, not local resale value. The €250,000 route can be used only once per property, so plan for any later sale at local market value.
Storage rooms: optional, in the same deed
The building has 9 storage rooms. You can add one to your residence, bought in the same notarial deed.
Greek guidance allows this. Under Circular 1/2026 of the Ministry of Migration and Asylum (Clarification 2), a storage room or parking space counts toward the value of a Golden Visa investment when it is in the same building, bought in the same contract and used as ancillary space. It counts toward the value, not toward the area: the residence's m² stay as shown in the table.
Each MVR 19 residence already meets the €250,000 threshold on its own, so a storage room is never needed to reach the threshold. It is extra space for your belongings or a tenant's, held in the same deed as part of the same property rather than as a second one.

What is known today, and what is still to be confirmed
MVR 19 is a conversion in preparation. Some facts are fixed; others depend on the permit and the final design. We keep the two apart.
Known today
- 19 residences and their main-use areas, from the architect's area schedule: 412.40 m² in total.
- The price: €250,000 per residence, the full price recorded in the notarial deed.
- Each residence has its own kitchenette and private shower room.
- A shared roof garden with a pergola.
- 9 storage rooms, optional, sold in the same deed as a residence.

To be confirmed
- Change of use. The permitting act for the conversion to residential use is in preparation and has not yet been issued.
- Specification. Finishes and fittings will be published with the final design. The renders show the intended character only.
- Furnishing. The furnished plans and renders are illustrative. Any furniture package and its price will be stated separately in writing.
- Completion date. To be announced once the permit is issued and works are scheduled.
- Balconies and terraces. The plans show balconies on the upper floors and terraces on the 3rd floor. Which residences have private use of them will be confirmed on the final drawings.
- Storage rooms. Sizes, on request.
In Patras the standard threshold is €400,000 for a single home of at least 120 m². Greek law sets a lower €250,000 threshold, anywhere in Greece and with no minimum size, for a property converted to residential use from another use. MVR 19 is designed for that route.
The investment must be one property. One residence is one investment, and it covers the main applicant's spouse or registered partner, children under 21 and the parents of both spouses. The permit lasts five years and is renewable while you own the property. There is no minimum stay, and the permit does not give the right to work in Greece. New applications by Russian and Belarusian nationals are currently suspended.
Eligibility. MVR 19 is being converted from non-residential to residential use. Greece's €250,000 investor-permit route for converted properties requires, among other conditions, that the change of use is completed under a permitting act issued on or after 5 April 2024 and before your application, and that the full price is paid through the Greek banking system (Law 5038/2023, art. 100 §2(c), as replaced by Law 5100/2024, art. 64). Until the change of use is completed, eligibility is prospective. The Ministry of Migration and Asylum decides every application, and no permit outcome is guaranteed.
Price and payment. €250,000 is the full purchase price recorded in the notarial deed, payable in full by bank transfer, crossed cheque or card payment to a Greek bank account before any permit application. The seller offers no rebates, cash-back or credits, and does not pay the buyer's taxes, fees or furnishings.
