Not a specification. ## Four studio sizes, all self-contained Every studio has its own front door, kitchenette and shower room, so the only shared spaces are the common areas and the roof garden. Choose the size that suits you. It will be renovated into 19 independent studios: five on each of the ground, first and second floors, and four on the third. On the roof there will be a shared garden with a pergola, looking over the city to the Panachaiko mountains and the Gulf of Patras. It is a small building: 19 studios, not 500. One manager will look after it and be your contact, named before opening. The renovation is being prepared by TPL S.A., a company based in Patras, with ARCHRAY Architects. No payment, no commitment. ### Tour by video or in person When the studios are ready, we invite the waitlist first. ### Apply and send your documents ID card or passport, a Greek tax number (AFM) for the tenant, and a guarantor if needed. ### Sign the lease and pay the deposit The lease is registered electronically with AADE, the Greek tax authority. The deposit is no more than two months' rent. ### Move in Keys, meters and Wi-Fi are planned to be set up before you arrive. ## For parents and guardians A first home away from home should be simple to budget for and safe to live in. This is what we plan. ### A registered lease and a capped deposit Leases run for at least six months and are registered electronically with AADE, the Greek tax authority. The lease can be in a parent's name and tax number, and parents can pay the rent directly. The deposit is no more than two months' rent, returned at the end of the lease after the check-out inspection. ### Student housing allowance Families of students at universities outside Attica and Thessaloniki may be eligible for the state student housing allowance of €2,000 a year. It needs a registered lease of at least six months, and family income limits apply. Opening for an academic year to be announced. The renovation is in preparation, and we will write to the waitlist first as soon as the dates are fixed. ### How much will the rent be? Rents will be announced before letting opens, together with the exact list of what they include. Join the waitlist to hear first. ### What will be included in the rent? We plan one monthly rent covering electricity, water, heating and cooling, Wi-Fi and building fees, in a furnished studio. Bedding, towels, cleaning inside the studio and insurance for your belongings are not included. This is planned and will be confirmed with the rents. ### How long is the lease? Can I rent for the academic year only? Leases will run for at least six months, usually for the academic year from September. We do not offer holiday or short stays. A Greek lawyer will approve the lease, and it will be registered electronically with AADE. ### How much is the deposit? No more than two months' rent. It is returned at the end of the lease, after the check-out inspection. ### Can a parent sign the lease? Yes. A parent can be the tenant, using their own Greek tax number (AFM). This can help with the student housing allowance, which families may be eligible for when the lease is registered and runs at least six months. ### How do I get to the University of Patras at Rio and to Koukouli? The Koukouli campus is about 2.2 km on foot, roughly 29 minutes. For Rio, walk about 1.8 km to Agios Andreas station and take suburban rail Line 2, which reaches Rio in 14 minutes; a shuttle bus links Kastelokampos station with the campus. We estimate 45 to 60 minutes door to door. By car it is about 13 minutes. ### Can I see a studio by video call? Yes. When the studios are ready, we will offer video and in-person tours, starting with the waitlist.
